Originally designed just before the pandemic, this project evolved from an 870-square-foot addition to a more intentional 440-square-foot addition due to rising construction and building material costs. The remodel features a new kitchen/bar, primary suite, and powder room, all styled in the homeowners' preferred Midcentury Modern aesthetic.

The design emphasizes indoor-outdoor connections, natural light, and focused use of ceiling vaulting while incorporating warmth through wood and texture with tile. The final result is a contemporary Midcentury Modern home that highlights clean lines, functionality, and simplicity.

Mocking up exterior paint color candidates is an essential step to identifying the right colors. It is also critical to review colors at different times of the day.

Above our three new skylights is the “remote blower” for the kitchen exhaust fan. Remote blowers allows the exhaust fan to not only be more powerful, but also reduces the localized noise in the kitchen.

And then there was stucco - time flies when you are having construction fun… The formwork for the concrete patio stair is also underway.

The black asphalt saturated building paper is a moisture barrier to protect the building from water damage.

The wire will provide the stucco something to adhere to. The use of square (shown here) or honeycomb pattern wire yields the same results & is simply a preference of the installer.

Note the piece of horizontal metal (=weep screed) with the holes. Where there is rain water that intrudes into the stucco, water will drain at the edge of the weep screed. The holes are for ventilation to help keep the wall dry.

With the exterior plywood now up, it’s time for building paper & metal wire lath which goes under stucco.

Through strategic planning with the contractor, the homeowners were able to remain in the house during the initial month of construction which was focused on the new addition. This meant one month of rental savings which could be redirected towards the construction budget.

No detail is too small… For all our kitchen cabinet doors & drawers, we detailed in aluminum integrated pulls for the finger pulls that our homeowner wanted. Without them, our avid cook clients would have quickly worn down the walnut finish with their food prep hands & fingers.

Our curated geometric Fireplace tile captures the essence of the Midcentury Modern style.

Our carefully selected rich teal Bar tile is a tribute to a Midcentury Modern classic color.

Counters are in, but will take 48-hours to fully cure.

Our two day Kitchen & Bar counter installation is underway. Our counter installer uses electric seam clamps to ensure a perfect alignment between adjacent counter pieces.

While some designers might leave the exposed counter underside as raw plywood, no detail is too small as even the underside of our island overhang is matching finished walnut.

Our wonderful contractor has gone beyond the call of duty to provide 1/4” thick steel plates to support our island overhang.

The Kitchen cabinet installation is underway! 13-foot long island with 44 inch wide sink anybody?!

We use an eco friendly acoustical underlayment under all our new hardwood floors to help reduce floor noise by providing sound absorption.

From the entry, the beacon of natural light over the new kitchen island will draw you into the house and into the new addition.

With the drywall up, you can feel the new open Kitchen/Dining space with our new ceiling feature over the island.

Fiberglass “Pink Panther” thermal insulation is up & we are ready for drywall.

Reviewing progress of our walnut Kitchen cabinets at our millworker’s shop. The left unit will be our “appliance garage” and to the right is our sink base cabinet.

We use rockwool insulation between the Kitchen & Bedrooms to provide a better acoustical separation.

One of the most valuable services we provide is our construction support. Here, we provided the contractor comments for installed kitchen switch and outlet locations. These are relatively easy fixes at this stage of construction. It would be a very different & costly story after the drywall is in. We are here to protect both the design & owner!

When it all comes together…

With the vanity counter now in & the plumbing complete, our Primary Bath to-do list is dwindling everyday!

Our beautiful walnut double vanity is in position with both undermount sinks in place. We are now waiting for our vanity countertop and our glass shower surround which are both in production.

In a bathroom, waterproofing is critical. Therefore, sequencing which materials go in first must be well thought out.

With the horizontal floor tiling, tub surround, and curb complete, it’s time for the vertical wall tiling.

We also like seeing the vanity protected in place as potential damage is always a possibility on a busy construction site.

Our Primary Bath double vanity just arrived! Our millworker did an amazing job of matching the walnut veneers. The offset finger pulls on the first & last doors exemplifies our attention to millwork details.

The tub surround fits like a glove & the powered medicine cabinet installation is now underway!

A close up view of our quartz tub surround templating. Templating is done with a series of thin pieces of wood hot glued together. This process captures from the exact angle of the inside wall corner (which is never a perfect 90 degrees) to the outside tub angle to every dimension in between.

One of the most valuable services we provide is our construction support. Here, we provided the contractor sketches on how to install our selected tile to ensure that we have symmetry where needed and to make certain we don’t have any unsightly small slivers of tile any where.

Liquid applied red waterproofing is applied & walls are ready for tile. The floors have been leveled with a self leveling compound and are also ready for tile.

Powder Room rough framing & plumbing is complete. With our wall mounted faucet design, placement of the in-wall valve has to be perfect.

We were engaged for full design services (architectural & interior design) to maximize the development potential for this rental property and to undertake a gut remodel of existing spaces with new finishes to attract elevated renters. Ultimately, we added 660 square feet of horizontal addition to transform this existing undersized two bedroom, one bathroom starter home into a luxurious 1,880 square foot family home with three bedrooms and three full bathrooms. The kitchen, living, and dining rooms were also expanded with an open modern floor plan. To support the new floor plan, the entry was relocated to other side of this corner lot.

To mirror the new contemporary interior, the exterior was also reimagined with a timeless palette of stucco, maintenance-free composite siding, crisp black windows, and a two tone paint scheme.

Given our wall to wall tile design, all the walls have been prepped with a gray Dens Shield Tile Backer. The gray is a built-in fiberglass mat with an acrylic coating, which acts as a moisture barrier.

In the first phase of a multi-phase 66,000 square foot fitness club renovation, existing Men’s & Women’s locker rooms were completely gutted, expanded, and reimagined. The scope included over 700 new lockers, private executive rooms, 21 vanity stations, 18 shower suites, steam rooms, and sauna rooms. In the second phase, a new 1,170 square foot family amenity was added with six family changing suites. More to come…

For this full service (architectural + interior design + furnishings) remodel, our client initially asked us to simply do a cosmetic remodel of their existing kitchen & propose ways to modernize their Edwardian home. Ultimately, we exceeded all expectations when we arrived at a new relocated & enlarged kitchen layout which a) allows the entire family to gather within the Kitchen, b) supports the enjoyment of Sutro tower views beyond, c) improves the Kitchen relationship to the existing deck to promote greater use and d) centrally repositions the Powder Room to support both the Kitchen and other living areas.

In unison, our interiors team stripped away all the inauthentic elements added over the years to highlight the original Edwardian architecture. New contemporary lighting, sculptural furnishings, and a new bar were then layered in to inject some new style & functionality to the home.

In this unique residential condominium converted from a 1930's garage, we provided full design services (architectural & interior design) for a remodeled primary bathroom, a new full bathroom, new office and a new gas living room fireplace to truly change the way the owners enjoy their home.

First, the existing primary bathroom was re-imagined into a fresh natural retreat. This was all articulated through the artful curation of natural & porcelain woods - all under skylight daylighting and evening cove lighting.

Secondly, to serve the owners’ frequent guests, a graphically stunning guest bathroom has been added to the home. Take one look at the tub accent tile and you will see why we call it a “picture tile wall”.

Lastly, the previous standalone wood burning fireplace was swapped out for a gas fireplace/niche to allow for a cozy corner to relax & socialize. The new fireplace has been a big hit to say to the least & the existing living room sofa sectional shouldn’t expect to get any love until summer…

Timeless charm meets modern living in this stunning transformation of a 1931 home. Shortly after purchasing this historic property, our clients enlisted our team for a full-scale remodel. The existing heavily textured dark walls, dark parquet floors, pink tile, and lime painted bathrooms presented a daunting challenge, but we embraced the task of creating a contemporary yet approachable space.

Our design emphasized creating connected areas throughout the home, seamlessly linking the Living and Dining Rooms, the Kitchen and Breakfast Nook, and expanding the top two floors with 745 square feet of new livable space within the ground floor garage. However, the crown jewel for the owners was transforming the top floor from two bedrooms into a luxurious full floor Primary Suite sanctuary. We then paired thoughtful planning with carefully curated light woods, handmade tiles, warm brass accents, eclectic furnishings, and vibrant art pieces.

The result is a home that exudes comfort and openness, a welcoming retreat that beautifully blends modern aesthetics with its historic roots. For our clients, it’s not just a house—it’s a haven that encapsulates an indescribable feeling of warmth and belonging.

After three years in their home, the owners turned to us to help unlock its full potential. We began by modernizing the street-facing facade with a fresh color palette, a welcoming entry, and a sleek glass-and-aluminum garage door. Next, we embraced the stunning hillside views, introducing expansive new windows in the Dining/Living room and seamlessly extending the indoors to the outdoors with a spacious 500-square-foot deck. Below, we transformed over 800 square feet of previously untapped crawlspace into functional living areas, adding a cozy Family Room, a serene Bedroom, and a productive Office. We unlocked the outdoors for our clients with this new serene rooftop deck with panoramic views. No detail was too small as we designed a windscreen to promote use throughout the year and the light low maintenance composite deck flooring seamlessly flows into the home.

We were engaged for full design services (architectural + interior design) to maximize the value for this single family property. Not only did we convert 640 square foot of garage space to habitable space (with new bedroom, family room, office, bar, & full bath), but through thoughtful planning, we unlocked the potential of the existing livable spaces, too.

First, we were able to modify one of the existing bedrooms into a Primary Bedroom with a new ensuite bathroom. Secondly, we reprogrammed the existing Guest Bathroom to maximize its utility. Next, we removed the existing barriers between the Dining Room & Kitchen to create an open social floor plan. Lastly, we accentuated the original center patio with a new 9-foot sliding door and three new windows to create a central beacon of natural light for the entire home.

Our Miraloma homeowners approached us to transform their interior space into an outdoor serene space to mirror the house’s natural setting with a notable 100-year old eucalyptus tree in their rear yard.
In response, we added four new skylights (one which was a commercial skylight over 5ft x 8ft in size) within the new open Great Room (Kitchen/Dining/Living) and the two remodeled bathrooms. The result is now every room is bathing in sunlight.
Paired with the celebration of natural light is a beautiful material palette of light woods & natural greens throughout the remodeled home.

Exciting to see our Great Room skylights - small & large - installed, watertight, and airtight.

We opted to use modular commercial skylights to maximize the amount of daylight entering our Great Room.

After a long five month pandemic wait, our skylights have arrived & installation is finally happening!

Existing roofing is peeled away to accommodate new skylight curbs.

New almost 23-foot long beam is in place and you can feel the open Great Room space that we are proposing for our client.

Each cut ceiling joist is “rehung” onto the new beam.

Ceiling joists are cut to make way for the new beam.

Walls on both sides of the structural wall to be removed are built to temporarily support the load until new structural elements are in place.

The structural walls between the Kitchen/Dining and Living Room are being removed to create one big open Great Room.

We were tasked with transforming this previous beauty salon into a call center / company drop-in lounge meeting space. In order to align these disparate goals, acoustical materials were carefully curated for the space. Walls are lined with acoustical wallcoverings. Ceilings above desks are sprinklered with acoustical panels. And a soft acoustical drapery serves to visually & audibly separate the gathering space from the greater office.

As we sought to create a place which was authentic, approachable & welcoming, we arrived at a harmonious industrial recipe of siding, blackened steel, brick, black pipes, barnyard pendants, and warm wood notes.

Within the Miraloma Park historic district, we added a new 830 square foot third floor to an existing 1924 single family home. The result is a nearly 3,500 square foot multi-generational home. The addition will allow all of the primary bedrooms to relocate to the top floor and opens up the lower floors for entertainment and socializing.

Despite a discretionary review being filed during neighborhood notification, we adeptly worked with the concerned parties to avoid an actual Planning Commission meeting.

This new deck will increase the home’s living area by 295 square feet - providing the family with an outdoor area to BBQ, eat, lounge, & work. With the low maintenance composite wood flooring to the hardy ipe guardrail cap selection, the focus will be on outdoor enjoyment for years to come.
